Selling a home in Crabapple, in Milton, Georgia, goes easier when you can answer a buyer’s first questions with a source. Most of them are the same: which city the house is in, which schools it is zoned to, who supplies water and trash service, what the tax rates are and what the village’s own rules allow. Here is where each answer comes from.

Which city is the house in
Many Crabapple homes carry an Alpharetta or 30009 mailing address and still sit inside the City of Milton. The ZIP code does not settle it. The US Census geocoder shows the city and county for a typed address, and our article on whether Crabapple is Milton or Alpharetta shows how to read it. Have the answer for your own address before the first showing.
Which schools it is zoned to
Buyers ask this early. Fulton County Schools publishes its zone lookup for the 2026-2027 school year, and the district asks families to confirm any specific address with its Office of Student Assignment at (470) 254-5550, because zones can change. Point buyers to the district lookup rather than repeating a zone from memory. For the City Hall block, the 2026-27 map lists Crabapple Crossing Elementary, Northwestern Middle and Milton High.
Taxes and the bill timeline
Buyers will want the rates, and in fall 2026 some are still moving. Milton’s operating rate was 4.193 mills for tax year 2025, and Council votes on the 2026 rate on October 19, 2026. Fulton County kept its General Fund rate at 8.87 mills for 2026. Fulton County Schools has proposed 18.08 mills for FY2027, not yet confirmed as adopted. The full table, with the source for each line, is on our living in Crabapple page.
- Georgia property is assessed at 40 percent of fair market value; one mill is $1 per $1,000 of assessed value. City of Milton
- Milton's city property tax bills are expected in late October 2026 and due in mid-to-late December. City of Milton
Services the next owner will set up
- Water and sewer: Fulton County, through its Water and Sewer Billing and Collections Division.
- Trash: Milton has no city garbage service, so the buyer hires one of the City-permitted private haulers.
- Golf carts: any PTV driven on Milton streets must be registered with the City, and none may use Crabapple Road or Birmingham Highway.
What the village rules allow
Inside the Crabapple form-based code area, building and parking follow Article 7A of Milton’s Unified Development Code. Outside the village, about 85 percent of Milton is zoned agricultural, with residential lots of at least 1 acre. If a buyer asks about adding, dividing or changing use, the City’s Community Development department is the source, not a listing sheet.

It can be. The Milton Library uses ZIP 30009 yet the US Census geocoder places it inside Milton city, so the mailing name or ZIP alone does not tell you the city. Check the specific address with the Census geocoder.
